What size lot do you need in Orange Village?
Orange Village covers 3.80 square miles with about 3,421 residents. It was incorporated in 1929 as the southwest quadrant of the original Orange Township, and the residential districts still carry the generous lot sizes that came with it.
The Village’s own accessory-building rules name the districts and their thresholds: U-1 covers parcels of one and a half acres and up, U1-A covers half an acre and up, and S-1 is smaller still. That matters beyond trivia, because the same district determines what else you can put on the lot. In U-1 an accessory building may not exceed 1,000 square feet or 1% of lot area, whichever is greater; in U1-A and S-1 the cap is 200 square feet.

Plan review
Someone has to be in the room on Tuesday
Orange Village runs plan review through a combined Planning & Zoning / Architectural Review Board covering both commercial and residential work. It meets twice a month, on the first and third Tuesday.
Two weeks ahead
All drawings must reach the Building Department two weeks before the scheduled meeting. Miss that and the calendar moves you two weeks, not two days.
Three sets, plus photos
Three sets of construction drawings and site plans, the permit application, and photographs of the existing house and structures where applicable — with materials and samples.
Attend in person
A representative must be present at the meeting for the project to be reviewed. We attend on your behalf rather than sending you to present your own drawings.
