Custom Home Builder in Orange Village, Ohio: True Custom, Not Production

PH Design and Construction builds custom homes in Orange Village, part of our Cuyahoga County service area. Two things shape a build here: the Village reviews residential plans at a Planning & Zoning meeting where a representative must be present in person, and the best-known new-home community, the Lakes of Orange, publishes its own approved-builder list.

Lot size by district

What size lot do you need in Orange Village?

Orange Village covers 3.80 square miles with about 3,421 residents. It was incorporated in 1929 as the southwest quadrant of the original Orange Township, and the residential districts still carry the generous lot sizes that came with it.

The Village’s own accessory-building rules name the districts and their thresholds: U-1 covers parcels of one and a half acres and up, U1-A covers half an acre and up, and S-1 is smaller still. That matters beyond trivia, because the same district determines what else you can put on the lot. In U-1 an accessory building may not exceed 1,000 square feet or 1% of lot area, whichever is greater; in U1-A and S-1 the cap is 200 square feet.

Plan review

Someone has to be in the room on Tuesday

Orange Village runs plan review through a combined Planning & Zoning / Architectural Review Board covering both commercial and residential work. It meets twice a month, on the first and third Tuesday.

Two weeks ahead

All drawings must reach the Building Department two weeks before the scheduled meeting. Miss that and the calendar moves you two weeks, not two days.

Three sets, plus photos

Three sets of construction drawings and site plans, the permit application, and photographs of the existing house and structures where applicable — with materials and samples.

Attend in person

A representative must be present at the meeting for the project to be reviewed. We attend on your behalf rather than sending you to present your own drawings.

That in-person requirement is the practical difference between a builder who manages approvals and a contractor who hands you a drawing set. Orange Village shares its schools with two neighbours we also build in — Pepper Pike and Moreland Hills — and each runs its review differently.

Lakes of Orange

Who is allowed to build at the Lakes of Orange?

The Lakes of Orange markets itself as Ohio’s first green certified residential community, and it publishes an approved-builders list. Kertes Homes is the builder named on it. Before you fall for a lot there, understand what that list means for your choice of builder.

Check the list first

If a community maintains an approved-builder list, the lot and the builder are a package. Confirm the current list with the developer before signing on a parcel.

Or choose the lot instead

Orange Village is not only the Lakes. On a U-1 or U1-A parcel elsewhere in the Village you keep an open choice of builder and the same Orange schools.

Green is a spec, not a slogan

Energy performance comes from decisions you can write down: envelope, air sealing, glazing and mechanical selection. We build to the specification you choose and document what was installed.

Budget

What does it cost to build in Orange Village?

Orange Village runs above our Stark County baseline, and the district your parcel sits in moves the number before any finish decision does. A U-1 acre-and-a-half site carries longer drives, more grading and more landscape restoration than a U1-A half-acre lot.

The review calendar is the second cost, and it is a schedule cost rather than a line item: two-week submission deadlines against a twice-monthly meeting mean a rushed drawing set can lose a month. Our cost breakdown guide covers the line items, and our new construction pages show what the specification decisions look like in practice.

What true custom looks like on site

Orange Village is served by the Orange City School District, shared with Pepper Pike and Moreland Hills. The village also holds Beechmont Country Club and a 63-acre village park. The distinction between a production home and a custom one is not the brochure — it shows up at cabinet installation, where a plan either fits the room it was drawn for or gets adjusted on site.

Orange Village questions

Frequently asked questions

Who builds at the Lakes of Orange?

The Lakes of Orange publishes an approved-builders list, and Kertes Homes is the builder named on it. If you want a specific builder, confirm the current list with the developer before committing to a lot there. On a U-1 or U1-A parcel elsewhere in Orange Village you keep an open choice of builder with the same Orange City Schools.

What does it cost to build a custom home in Orange Village, OH?

Above our Stark County baseline, with the zoning district moving the number before any finish decision. A U-1 parcel of an acre and a half or more carries longer drives, more grading and more landscape restoration than a U1-A half-acre lot. The twice-monthly review calendar adds schedule cost when a drawing set misses its two-week deadline.

Is Orange Village in the Orange City School District?

Yes. Orange Village is served by the Orange City School District, which it shares with Pepper Pike and Moreland Hills. All three are separate municipalities with their own building departments and their own plan-review processes, so the shared district does not mean a shared approval path.

Are there energy-efficient home builders in Orange Village?

The Lakes of Orange markets itself as Ohio's first green certified residential community, so that expectation is established locally. Outside a certified community, energy performance is set by specification rather than by label: envelope detailing, air sealing, glazing and mechanical selection. We build to the specification you choose and document what was installed.

Next step

Bring us the lot before the lot commits you

In Orange Village the parcel decides your district, your accessory limits and sometimes your builder. That is a conversation worth having before an offer, not after.
